Job Description
The purpose of this role:
- To manage and demonstrate leadership in the performance of the portfolio including the achievement of deliverables set out in the business plans;
- To maximise the net income, capital growth and total return of the portfolio;
- To establish the strategy and the deliverables for execution in the strategic asset plans;
- To accurately monitor and manage the financial performance of the budgets and forecasts;
- To implement agreed leasing and asset repositioning strategies in close consultation with the management team.
- Assist with asset disposal and acquisition strategies as required;
- Work closely with Project and Development Managers to deliver value add strategies.
Your key objectives and duties will include:
- Optimising the capital value and total return of portfolio;
- Creating and executing asset strategies to deliver required/forecast returns;
- Prepare annual budgets, monitor, report, forecast and deliver returns to meet/exceed targets;
- Set and implement strategies to manage/control operating costs;
- Ensure efficient allocation and management of capital expenditure;
- Foster and develop tenant/customer relationships;
- Foster and develop leasing agent and other external consultant relationships i.e. valuers;
- Create and execute leasing strategies that maximise net income and capital value;
- Negotiate leases/renewals and market rent reviews and manage transactions to lease completion;
- Manage the valuation process for each asset;
- Assist with investor reporting where required;
- Oversee external property and facility managers;
- Assist in acquisitions and disposals where required;
- Work closely with the property analyst and finance to ensure models and cashflows are up to date;
- Create and implement systems and procedures to manage risk and improve efficiencies;
- Complete Year End asset performance reporting;
- Working closely with Project and Development Managers to deliver value add strategies.
