What Facilities and Property Management Roles Are Paying in 2026
By Donny Mudiasa | Associate Director, Property & Facilities Management
When it comes to Facilities and Property Management recruitment, one question comes up more than almost any other: What should this role actually be paying?
I personally place over 70 Facilities Managers each year, and it’s a conversation I have regularly with both clients looking to hire and candidates considering their next move.
The challenge is that advertised salaries don’t always tell the full story. What businesses are willing to pay, what candidates are expecting and where offers actually land can be quite different.
That’s why we’ve developed TalentWeb’s Property Facilities Salary Guide 2026, drawing on the roles we’ve recruited for and the offers we’ve seen throughout the year.
The guide covers permanent positions across commercial, industrial and retail assets, from administrators and coordinators through to senior management.
All figures represent base salary, excluding superannuation, with ranges reflecting the lowest and highest salaries we’ve observed for comparable roles across Australia. The median provides a benchmark for what each role typically pays.
Here’s what the numbers tell us.
Facilities Management
A-grade commercial has the highest median for every core FM role, ahead of B-grade, industrial and retail.
A Facilities Manager there is typically on $130K, against $120K in B-grade commercial and retail, and $110K in industrial.
Watch the coordinator numbers. In A-grade commercial they range from $80K to $110K, but the median is $100K. Budget $85K and you’re $15K under the market.
The step up to senior FM pays best in industrial. Senior roles there start at $130K, $40K above where FM roles start. In every other sector, the gap is $20K.
Retail FM has its own numbers. Coordinators range from $80K to $100K, Facilities Managers from $100K to $140K and Senior FMs from $120K to $170K.
Retail Facilities Managers start $10K above commercial and industrial.
What Moves FM Pay
The highest salaries in FM generally go to people working owner-side, directly for the landlord, in technical roles.
Engineering Managers have the highest FM median at $170K, with the range running to $220K. Operations Managers and Facilities Account Managers have a $150K median and go to $200K.
The same title can pay very differently. Location, qualifications and technical complexity all move the number.
An FM working owner-side in a technical role isn’t paid like one running a B-grade multi-site portfolio.
Property and Retail
In property management, the money drops off in B-grade commercial roles that cover multi-site portfolios.
A-grade commercial and industrial Property Managers both range from $100K to $150K, while B-grade tops out at $110K.
At senior level, it’s $120K to $180K in A-grade, $120K to $170K in industrial and $110K to $140K in B-grade.
At the top of property management, Precinct Property Managers range from $160K to $220K.
Retail centre management pays more as the portfolio grows.
Centre Managers range from $120K to $160K and Portfolio Centre Managers from $160K to $220K. National Portfolio Managers reach $250K, the highest figure in the guide.
The FM Talent Market Right Now
The FM talent pool isn’t growing hugely.
LinkedIn Talent Insights counts 16,414 facilities professionals in Australia, with 12-month growth at -0.1%. In NSW, the pool is down 0.4% and demand is rated high.
People move: median tenure is about two years, and 1,616 changed jobs in the last 12 months. But with only 342 live FM job ads on LinkedIn, most of the best people aren’t applying. You have to go and find them.
Real estate is where the hiring is. It employs 14% of the FM workforce but carries 35% of live FM job posts.
Expect more competition from landlords and property groups for the same people.
How to Use It
If you’re hiring, set the budget off the median, not the bottom of the range, and move quickly.
People rarely move for the same money. In a market this tight, a low budget or a slow process is what keeps a role open.
If you work in FM or property, check where you sit against the median for your role and asset class.
If you’re well under it, it’s worth a conversation, with your current employer or with me.
